Neighbours work at the University and RD&E. Hospital whom commute daily, and Crediton, Tiverton, Cullompton, the M5 Motorway or A38 and A380, depending upon the traffic, are all within easy reach.
The room is light and airy, fully furnished in pine with a writing table, chests of drawers, bedside table and a double fitted wardrobe, together with a King sized deep divan bed and headboard. Television and telephone points are installed with a broadband and WiFi connection. There are two good-sized bathrooms, although not en-suite.
The cottage is extremely warm and comfortable, traditionally furnished and fully equipped, with a separate utility room. There is a very large garden, summer house, copse and pond with plenty of parking and outside space.
You would be sharing with an easy going, fun loving and outgoing lady as well as three animals, two dogs, Westie and Retriever plus a cat. They are all very friendly, are well behaved and do not take over the house, which is kept extremely clean with household help.
The accommodation would be very suitable for an office worker, carer, nurse, professional, business person or entrepreneur. Couples are also welcome, but there may need to be a financial adjustment to accommodate the increased use of utilities.
Long term tenants would be preferable, but the owner can be very flexible as far as the Terms and Conditions are concerned.

To secure the property in your name you will have to pay:
– £150 per adult for referencing and administration
– £50 for each guarantor (if required)
– £200 holding fee (taken from the first months rent as rent in advance)
Please note that each of the fees above are non-refundable unless the landlord refuses your application prior to commencing referencing. There are no other hidden fees to be concerned about. The fees that apply above are fixed and are non-negotiable.
Prior to moving into the property you will have to pay:
– 1 months rent (minus the £200 holding fee originally paid)
– A minimum of 1 months security deposit
