Section 21 and Covid regulations

This is a shout out to all private landlords and tenants - we are here to help you.

I am getting calls regarding private landlords giving only 1 or 2 months notice under the current restrictions.

Please note the law has changed under Covid and a minimum notice period is now 6 months and with any notice to quit a Section 21 must be used (specialist one for Covid has been raised so ensure you have the correct one)

- Tenants being given the incorrect notice are extremely stressed and upset due to lack of properties in the bay currently and this is unfair and a bad example to the sector.

- Landlords are at risk of not getting the possession they require and losing a lot of time and money going back to square one and re-issuing the notice correctly.
Please also ensure all legal paperwork is correct and has been given at the beginning of the tenancy.

Rents I also see are being increased illegally by either too much or not being given the correct legal paperwork or both.

If anyone out there needs advice please call us on 01803 504000.
